Suretrac is a program offered exclusively for Long & Foster seller clients. 1.Qualify House

Not all homes qualify for the Suretrac program. Currently, only homes within the Richmond market (and surrounding areas) may participate. Additionally, homes cannot be valued above $500,000, may not occupy more than 2 acres of land, and may not be manufactured homes. Also, most condominiums do not qualify. The eligibility checking tool above provides a preliminary screening on property location and home value. It’s not uncommon when a home passes the preliminary screening, while gets disqualified after HPA has conducted further research. HPA will promptly notify the Long & Foster agent if this occurs.

2.Client Presentation

If the home qualifies, you may present the Suretrac program to your client as part of the listing presentation.

If the client is not interested in Suretrac, you’re absolutely free to list and market their home in the conventional way. But if your client is interested, we’ll need you to answer some questions about the property and take photos. This information will help generate the most accurate cash offer possible.

3.Submit Property Details

4.Inspect House

The form below will enable you to schedule the Insight Inspections home inspection. Remember that your clients will not be billed upfront for this – it is included in the program. Additionally, you will have the ability to request estimates on cosmetic enhancements to the property that might not be included in a typical home inspection report.

5.Estimate Repairs

Once the home inspection is complete, the home inspection report will be sent to PunchList, which will provide a cost estimate for those repairs. The PunchList quote won’t cover all repairs, but will focus on those repairs which are most important to address prior to listing. The PunchList quote will also include cosmetic enhancements requested in Step 4.

PunchList will automatically forward this quote to Home Partners of America, which will include this information in their cash offer.

The Cash Offer

Within one business day after HPA receives the PunchList quote, you’ll receive a cash offer from Home Partners of America, bundled together with the home inspection report and Punchlist estimate.

The document from HPA will include four numbers – the cash offer price, convenience fee (which covers HPA’s cost of buying, holding and selling), a deduction for the cost of Punchlist pre-listing repairs and enhancements, and the value increase resulting from those repairs and enhancements.

7.Enroll in Suretrac

Is your client ready to enroll? The client will be required to sign three documents:

The signed documents should be scanned and emailed to the Suretrac program coordinator at [email protected].

Understand that by enrolling in the program, the client is NOT accepting the cash offer, nor will they be required to accept the cash offer at any time. Once enrolled, you and the client will have up to 21 days to work with Punchlist on completing repairs and enhancements and to list the home on the market.

The listing period will extend for 45 days once the home reaches that market. Prior to the end of the 45 day period, the client will have the option to accept the cash offer from HPA.

8.Accept Offer

Prior to the end of the 45 day listing period, your client may accept HPA’s cash offer by emailing [email protected]. The signed form should be scanned and emailed to the Suretrac program coordinator at [email protected]. HPA will provide a purchase contract to your client upon receipt of the acceptance request. Your client must execute and return the contract within 3 days.
